Land Surveying
Land Surveying SERVICE AREA: NH, ME
Eckman Engineering LLC provides complete Land Surveying Services for municipal, industrial, commercial, residential and utility clients in New Hampshire and Maine.
Licensed surveyors are on staff with more than 12 years of experience in all aspects of land surveying. Field crews utilize current technology including total stations, data collectors and GPS technology to collect data. This data is seamlessly downloaded to AutoCAD for reduction, mapping and plotting.
- A survey enables a Land Surveyor to accurately and physically mark the corners of client's property. The survey will identify easements and any encroachments and boundary line conflicts that may exist.
- A Land Survey should be conducted before a real estate transaction, when subdividing any parcel and prior to making any improvements on a piece of property or when you think a neighbor may be encroaching on your property.
Methods of Survey
Eckman Engineering, LLC utilizes a number of methods to complete a survey. State of the art equipment such as RTK GPS, a highly accurate and portable global positioning system, dramatically cuts the time spent in the field and results in an extremely cost effective layout and location of various physical features. Total Stations with data loggers are used in manual boundary and topographical surveys. Aerial photography and Lidar, similar to radar, are also possible for larger projects.

Considering Having a Boundary Survey done?
If you answer YES to any of these questions, you should have one done:
- Do you plan to subdivide your land some day?
- Do you plan to sell your land?
- Would you like to have an accurate map of your land?
- Are you planning an addition to a building or expanding a driveway?
- Would you like to know where your property corners are?
- Do you think your neighbor is encroaching on your land?
- Would you like to adjust your property line to a location more suitable to you and your neighbor?
- If you own more than one abutting parcel, would you like to merge or consolidate them into one parcel?
How much will a Boundary Survey cost?
The price of a survey depends on the following variables:
- Type of Survey: The required precision and scope.
- Research: The number of parcels involved and past transactions.
- Size and Shape of the Parcel: An irregularly shaped parcel has more corners and would require additional monuments.
- Terrain: A relatively level parcel is easier to survey than a mountainous one.
- Vegetation: Often brush and small trees must be cleared to provide a line of sight.
- Accessibility: The time and difficulty of reaching all corners of theparcel.
- Existing Evidence: The existence of iron, wood or stone monuments and / or the presence of stone walls aid the survey.
- Time of year: Seasonal conditions may affect the survey, such as, foliage in the summer and dangerous travel conditions in the winter.
- Requirements: Vary from town to town and state to state.
Once the Land Surveyor has all the facts, is aware of your requirements and knows where your project is located, an estimate of costs can established.
